Buyer’s Inspection
This inspection service is an investigative evaluation of a residential property’s strengths and weaknesses, designed to identify potential defects so that you’re completely informed before making a buying decision. We inspect most visible and readily accessible components. An inspection report will be available within 24 hours.

A Thermal Imaging scan and Home Energy Report are included with every inspection at no extra cost. We also use the following tools as necessary during an inspection: Spectoscope, 360° Camera, Moisture Meter, Carbon Monoxide Detector, Gas Leak Detector, and Rad-57® Pulse Co-Oximeter.

Pre-Listing Inspection
When you schedule this inspection service, we’ll arrange a time to inspect your home before you put it up for sale. We’ll thoroughly look over the property’s readily accessible areas to identify potential safety issues and other deficiencies that could detract from the home’s value. You can use this information to improve the value of the home and to maintain good communication with prospective buyers, helping to ensure that negotiations aren’t stalled due to the results of the buyer’s own inspection.

Wind Mitigation Inspection
Florida homes will occasionally have to endure high winds from storms. This inspection service is designed to take stock of the wind mitigation features on a property to confirm whether or not the home is able to withstand the elements. Additionally, the state of Florida offers several insurance credits for wind mitigation features—so we recommend this inspection service for all prospective home buyers.

4 Point Inspection
In order to qualify for a home insurance policy, you’ll need to make sure that your prospective home meets minimum property standards. For most insurers, a 4 Point Inspection will provide that information. We’ll inspect the following areas: the roofing system, HVAC system, plumbing system, and electrical system.

New Construction Inspection
As the finishing touches are being put on your new home, it’s a good idea to bring in a third-party inspector to make sure that the property is free from issues that could necessitate expensive repairs. Before the builder’s final walkthrough, we’ll examine each readily accessible area of the property. If defects are present, you can make sure that they’re addressed before closing on the home for good.

New Construction Phase Inspections
At several phases of construction on a new home, we can drop by the property to perform a thorough inspection of current progress. Typically, these inspections will take place prior to the concrete pour, at the time of drywall installation, and again before the final walkthrough. This inspection service is for homeowners who could use a little help coming up with an annual home maintenance schedule. We’ll evaluate the readily accessible areas of the property, thoroughly explaining anything we encounter that needs to be improved or repaired in order to maintain the home’s condition.

Loan Draw Inspection
In an effort to prevent delays in construction on a home and to avoid the headache of potential litigation, it’s imperative for the builders to stay in line with the terms that were agreed upon with the lender. This inspection will help to ensure that those terms are met throughout the construction process. We’ll thoroughly study the original budget agreement before inspecting the property at several different times, taking stock of the materials stored on-site as well as checking to see that the projected completion date remains realistic.

Re-Inspections
Re-Inspections are designed as continued protection for home buyers after our full inspection of the home revealed one or more defects. Once the seller has gotten in touch to let you know that repairs have been completed, we can return to the property to make sure that there are no remaining or additional issues before you enter final negotiations.

Radon Testing
Although radon is a naturally occurring gas, that doesn’t mean that it’s safe. Above a certain threshold, radon inside a home can cause numerous health problems for residents—including highly increased chances of contracting lung cancer. This inspection service will measure the radon levels of a home so that you know whether or not radon mitigation is necessary.

Water Testing
One of the most important things a prospective home buyer can do is ensure that a property’s water supply is able to provide safe drinking water. We’ll collect samples from the well and tap inside the home to be tested for common contaminants such as coliform bacteria and heavy metals.

Commercial Property Inspection
